NW Missouri | Just adding my recent FCS experience. Yes, you need to include that patronage check you always get in the spring, and agree 1% is more accurate for me anyway. I have one farm loan at 2.95% but it is three-year fixed. Also, recently I went to do the rate change on one FCS loan and they said they had to go to a 3.5% fixed for the remaining life of the loan. I said that's fine. With the patronage it drops that below 3% and it's now fixed for 15+ years. Given current rate expectations I felt well treated.
